Ascott Residence Trust: (S$1.29) Accretive acquisition of US hotel
Ascott Reit has agreed to acquire an extended-stay hotel known as Element New York Times Square West for US$163.5m ($220.7m), 6.6% below market valuation.
This will be the reit's first foray into US and extends its portfolio across 40 cities in 14 countries, providing investors diversity across property and economic cycles.
The 411-unit property located in Manhattan's Times Square has a remaining lease of 97 years to 2112 and historical occupancy rate >90% since 2012, above the borough's >85% average.
The accretive deal will be funded by debt and proceeds from its recent issue of $250m perpetual securities.
On a pro forma basis, the acquisition is expected to contribute to an increase in FY14 DPU by 0.8% to 8.51¢, translating to a distribution yield of 6.6% on the current price.
Bloomberg consensus has 5 Buys, 6 Holds and 1 Sell rating on the counter with average 12-month TP of $1.34.
